Basic Phases of Construction Projects
For more than a decade, Jorge Guinovart has been working in the construction industry in Florida. A former site supervisor at JWill Enterprises, Jorge Guinovart now owns and operates J & E Construction, based in Miami, Florida. In this capacity, Mr. Guinovart is responsible for negotiating contracts and managing various construction and renovation projects.
Standard construction projects typically consist of several phases. Here are five of the commonly recognized phases:
1. Initiation. This phase sets up the entire project. During the initiation phase, project managers set expectations, responsibilities, and budgets, and they identify everything that must be completed.
2. Planning. Once managers know the scope of the work that must be completed, they can set about planning for every contingency and emergency possible. Planning helps keep projects under budget and on time and serves as a guide for workers.
3. Execution. In this phase, in which the construction work is performed, project managers must remain communicative with their entire team and identify opportunities to save time and money.
4. Monitoring. Although this phase technically occurs alongside the execution phase, monitoring plays an important role in ensuring that a project is properly executed. On a regular basis, project managers should receive reports on issues, risks, and progress and communicate this information with all parties involved.
5. Closure. Project managers must complete the construction project with customer acknowledgement and necessary sign-offs. This ensures that all parties agree that the project has been completed, and it allows managers to start releasing resources and ending supplier contracts.
